Commercial Office Lease Terms in BKC, Mumbai

A practical checklist for companies comparing office space for rent in Bandra Kurla Complex (BKC). Understand the commercial terms beyond the headline monthly rent before signing a proposal or leave and licence agreement.

Important: These are negotiation topics, not fixed market terms. Actual costs, deposit, lock-in, escalation, parking and obligations depend on the property and signed documents. Ask for a current unit-specific offer.

1. Monthly rent, carpet area and chargeable area

Request a written area statement showing carpet area, any built-up or chargeable area and the basis on which rent is calculated. Compare offers using the same area basis. A seemingly lower per-square-foot rent can have a higher total cost if calculated on a larger chargeable area.

Ask for monthly rent, the GST treatment, proposed commencement date, rent-free or fit-out period and the first escalation date in one commercial summary. Use our BKC carpet vs built-up area guide for comparison.

2. Security deposit and payment schedule

The refundable security deposit may be quoted in months of rent. Confirm the exact amount, payment milestones, refund timetable, deductions, interest treatment if any and conditions for adjustment against unpaid charges. Do not assume a standard number of months applies to every BKC office.

For corporate office leasing, separately document any CAM deposit, electricity deposit, parking deposit and fit-out-related security.

3. Lock-in, notice period and lease duration

A lock-in is different from the total agreement term. Review the minimum committed period, early exit consequences, renewal options, notice period and any break clauses. Ask which obligations survive termination and whether the licence must be registered or amended after changes.

4. Escalation, CAM and property tax

Confirm whether rent escalates annually or at specific intervals. For common area maintenance (CAM), establish the rate basis, inclusions, management charges, taxes, reconciliation method and supporting statements. Check if electricity, air-conditioning, DG backup and after-hours HVAC are billed separately. Identify which party bears existing property tax and any later increase.

See the BKC office rental cost guide for budgeting questions.

5. Parking, access and operational readiness

Seek written confirmation of reserved car parks, visitor parking, additional parking cost and handover condition. Confirm dedicated/common washrooms, elevator access, security rules, fire compliance, electrical capacity, AC operating hours and DG backup, especially for high-density corporate fit-outs.

Use the BKC office parking and visitor access guide before site visits.

6. Fit-out, rent-free period and handover

Differentiate fully furnished office, warm shell, bare shell and managed office. For each, document handover specifications, landlord works, tenant fit-out permissions, deposit timing, restoration obligations and responsibility for approvals. A fit-out or rent-free concession should have clear start and end dates.
