Choose your next BKC address with a clear view of usable space, actual occupancy cost and the commitments behind the headlines.
By Aahilya Rentals · Research checked 22 October 2026

Searching for BKC office space for rent in 2026 starts with a practical question: how much usable office can your business occupy for its total monthly budget? A prestigious tower, a fitted suite and an institutional lease headline can each carry a different definition of area. This guide connects October asking intelligence with BKC buildings, published transactions and a leasing plan for 2027–2031.
What are premium BKC office asking rents in October 2026?
Aahilya Properties local market intelligence, October 2026: ₹500–₹1,100 per sq ft per month on carpet area for selected premium BKC premises. This practitioner-supplied range reflects asking expectations, not an independently audited market average, an executed lease rate or a quotation for every BKC building.
Floor, usable layout, furnishing, unit size, parking and landlord terms affect the quote. Offices outside this selected premium segment can be advertised below the range. For example, Aahilya Rentals currently displays a Trade Center office at ₹6.50 lakh for approximately 1,700 carpet sq ft—about ₹382 per carpet sq ft before any additional charges. That listing does not make ₹500 a universal floor for BKC rents.
| Verified carpet requirement | At ₹500/sq ft | At ₹1,100/sq ft |
|---|---|---|
| 1,500 sq ft | ₹7.50 lakh | ₹16.50 lakh |
| 3,000 sq ft | ₹15 lakh | ₹33 lakh |
| 5,000 sq ft | ₹25 lakh | ₹55 lakh |
| 10,000 sq ft | ₹50 lakh | ₹1.10 crore |
These are budgeting calculations, not available offers. Add CAM, parking where separately charged, applicable taxes, utilities and fit-out costs. A larger deposit also increases cash committed at the start.
Compare carpet rent with chargeable rent correctly
Keep the contractual denominator beside every quote. Carpet area, built-up area and chargeable area are different measures; a built-up figure is not automatically the chargeable area. Obtain a measured plan and the landlord’s written area schedule.
Equivalent carpet base rent = monthly base rent ÷ verified carpet area. Compare all-in occupancy separately: base rent plus recurring charges, adjusted for incentives across the same lease period. There is no single loading factor that safely converts every BKC building.
Best BKC commercial buildings: match the building to your brief
“Best” depends on the office you can actually use. Start with these BKC buildings and the published options below, then confirm the specific unit, possession and commercial terms. A building name alone does not establish current vacancy.
| Building | Website-advertised requirement options | What to verify |
|---|---|---|
| One BKC, A Wing | 3,725 sq ft carpet; furnished; ₹25 lakh/month | 4 included car parks; CAM and GST extra; 5-year agreement and lock-in advertised |
| The Capital, G Block | 2,050 sq ft carpet furnished at ₹13 lakh/month; separate 25,000 carpet sq ft option | Smaller suite: 25 workstations, 3 cabins, conference room; larger space: 21 car parks and advertised division options, subject to approval |
| INS Tower | 1,540 and 2,500 carpet sq ft furnished; 3,200 carpet sq ft unfurnished | Current rent, exact fit-out and unit-specific parking allocation |
| Parinee Crescenzo | 3,200; 7,000; 9,000; 12,000; 14,000; 21,000; 28,000 sq ft | Area basis and furnishing of each size remain to be confirmed |
| Trade Center | Approximately 1,700 sq ft carpet; furnished; ₹6.50 lakh/month | OC documentation, 2 advertised car parks and additional charges |
The website was checked on 22 October 2026; these are advertised options, not a fresh landlord availability confirmation. Relative possession statements such as “in six months” must be replaced by a confirmed calendar date before you commit.
For a wider building search within BKC, discuss Godrej BKC, Maker Maxity, FIFC, TCG Financial Centre and Naman Centre. Treat these as shortlist candidates rather than confirmed inventory. Compare reception and visitor handling, access hours, lift capacity, power, cooling and the efficiency of the actual floorplate.
Choose a size before choosing a seat count
For compact teams, begin with the 1,500–3,000 carpet sq ft options and test the proposed layout. A 3,000–5,000 carpet sq ft requirement can accommodate a different mix of cabins and collaboration space; it does not imply a fixed number of seats. Larger BKC headquarters briefs should test contiguous floors, expansion rights, internal circulation and phased fit-out. A 25,000 sq ft headline is useful only if the division, services and possession match your programme.
Sumitomo C65 tower: building information and recent transaction evidence
Sumitomo C65 is at Plot C-65, G Block, BKC, developed through Goisu Realty. The developer’s BKC 1st Project page describes ground floor plus 12 above-ground floors and six basement levels, approximately 51,841 sq m of total lettable area and a typical floor area of approximately 4,635 sq m. These are developer specifications, not certified carpet measurements for a particular unit.
The same page lists a 3.0 m ceiling height and emergency generation. Its materials are based on April 2026 information and show planned completion in late September 2026; they are not proof of actual completion or occupancy approval. Request current handover readiness, approvals and the available unit schedule directly.
SMBC: October 2026 lease with payments scheduled from June 2027
NDTV Profit’s 20 October report describes SMBC taking 49,820 sq ft of chargeable area at C65 under a five-year agreement dated 6 October 2026. The reported ₹694 per chargeable sq ft produces initial monthly rent of approximately ₹3.46 crore. It describes nine rent-free months, payments starting June 2027 and a 15% step-up every three years.
The reported ₹189 crore is the aggregate lease commitment, not annual rent. Twelve months at the initial monthly rate would be approximately ₹41.5 crore before escalation; the actual schedule includes incentives. Mint’s 18 October coverage corroborates the transaction and reports a ₹35.115 crore deposit. A carpet equivalent cannot be established without the leased unit’s carpet area.
JPMorgan: earlier pre-lease at Plot 65, with a 2026 planned commencement
Business Standard’s 26 June 2025 report identifies a Goisu Realty development at Plot 65, G Block, covering the 11th and 12th floors. The reported pre-lease comprises approximately 116,000 sq ft for ten years at ₹6.91 crore per month, or ₹595 per sq ft, with 15% escalation every three years. It was registered on 28 May 2025 and carried a proposed commencement and handover date of 1 October 2026.
This is an earlier commitment, not a new October 2026 signing. The report does not establish a carpet denominator, so ₹595 must not be presented as a carpet rate. Its plot address aligns with the developer’s C65 address; current handover should still be verified. SMBC and JPMorgan show the scale of financial-sector commitments without establishing the asking rent for remaining units.
BKC renewal evidence: McKinsey and Facebook India / Meta
McKinsey at Maker Maxity
The Economic Times’ 6 May 2026 coverage reports a ten-year renewal over 35,520 chargeable sq ft at Maker Maxity–1 North Avenue, effective 1 October 2026. Reported floor-specific rates include ₹705 and ₹759 per chargeable sq ft per month, with 5% annual escalation. A tenant should read this as evidence of a negotiated long-term renewal, not a current carpet-area offer in the building.
Facebook India at One BKC: translate the renewal into a usable comparison
The Economic Times reported on 28 March 2026 that Facebook India Online Services, a Meta subsidiary, renewed space on the fifth and seventh floors of One BKC for five years. It reports 46,678 carpet sq ft and 70,167 chargeable sq ft at ₹430 per chargeable sq ft per month, alongside 5% annual escalation and a ₹15.76 crore deposit.
Using those reported areas, ₹430 × 70,167 ÷ 46,678 gives approximately ₹646 per carpet sq ft per month in equivalent base rent. This is our calculation, not the lease’s quoted carpet rate or an all-inclusive cost. The article says commencement was 15 December without specifying the year in that passage; it should not be relabelled an October 2026 transaction.
Both renewals reinforce the value occupiers can place on retaining an established BKC workplace. They do not imply identical pricing for a new tenant, another floor or a shorter lease. Transaction terms here are checked against reporting based on registration data; the underlying registered deeds have not been independently inspected.
Brookfield and Q3 2026: useful context for a BKC tenant
Business Standard’s 11 August 2026 report describes binding agreements by Brookfield India REIT and Prime Offices Fund for 264,000 sq ft across three contiguous Grade-A floors in BKC’s G Block, at an enterprise value of ₹1,700 crore. This was an investment announcement, not a lease rate or fresh vacant supply; that article alone does not confirm closing.
For wider demand context, Cushman & Wakefield’s Q3 2026 Mumbai Office MarketBeat summary records 3.9 million sq ft of quarterly leasing and 14.6 million sq ft over nine months. These citywide totals are not BKC-only take-up. The public summary’s ₹178.7 stock-weighted rental measure is not a BKC premium carpet quote and is not directly comparable with the Aahilya asking range.
BKC leasing outlook for 2027–2031: plan for three outcomes
Use a decision framework rather than a promised annual rent increase. Sumitomo’s May 2026 update stated that about 70% of its first BKC project was pre-leased or pre-committed and targeted completion of its second BKC project in 2029. Those are dated developer statements, not October occupancy figures or guaranteed delivery dates.
| Planning period | What to monitor in BKC | Tenant action |
|---|---|---|
| 2027–2028 | Actual handovers, fitted-space availability and rent commencement under committed leases | Start larger searches early; compare ready offices with verified fit-out programmes |
| 2029 | Whether announced BKC supply arrives on schedule and how much is pre-committed | Keep a renewal fallback while assessing new-building offers |
| 2030–2031 | Expansion needs, building performance and the cost of staying versus moving | Review options before notice deadlines; negotiate expansion and renewal mechanics upfront |
In a tight-supply case, suitable fitted units may require quicker decisions and earlier commitments. If new supply broadens choice, tenants may gain more leverage on incentives or fit-out arrangements. In a softer-demand case, consolidation and sublease opportunities may emerge. These are editorial scenarios, not sourced forecasts; no numerical rental-growth promise is implied. Contractual escalation follows the signed lease regardless of the direction of market asking rents.
BKC tenant checklist before you approve a lease
- Define the brief: carpet area, team size, cabins, meeting rooms, budget and a calendar move-in date.
- Verify the premises: measured plans, ownership or leasing authority, permitted use and current occupancy and fire documentation.
- Audit the cost: rent denominator, CAM basis, parking, utilities, applicable taxes, fit-out investment and reinstatement obligations.
- Test operations: power backup, cooling hours, internet routes, after-hours access, visitor handling, lifts and parking at peak times.
- Compare the full term: deposit, lock-in, escalation dates, rent-free period, handover condition and termination provisions.
- Protect flexibility: expansion rights, assignment or subletting permissions, renewal process and notice deadlines.
Frequently asked questions about BKC office rentals
Is ₹500–₹1,100 the rent for every BKC office?
No. It is Aahilya Properties’ October 2026 local asking intelligence for selected premium premises on carpet area. Individual offices and final deals can fall outside it.
Is SMBC’s ₹694 rate a carpet-area rent?
No. The cited report describes 49,820 sq ft as chargeable area. A carpet equivalent needs the verified carpet measurement for that lease.
Why does Facebook India’s ₹430 rate look lower?
It is a chargeable-area rate. Using the reported carpet and chargeable areas gives an equivalent base rent of approximately ₹646 per carpet sq ft; recurring extras remain separate.
Which BKC buildings have office options to enquire about?
The checked website advertises options in One BKC, The Capital, INS Tower, Trade Center and Parinee Crescenzo. Ask for a current unit-level availability confirmation, measured area and written terms.
Can I assume Sumitomo C65 is ready for immediate occupation?
No. A scheduled completion date or signed lease is not proof of operational readiness. Confirm current approvals, handover condition, fit-out access and possession for the offered unit.
Does the 2027–2031 outlook guarantee higher rents?
No. It outlines supply and demand scenarios and tenant actions. Actual market rents can rise, flatten or fall; your agreed escalation is a separate contractual matter.
